Longstanding Derby pub could become flats after closure

A Derby pub, near the old Baseball Ground, could become a block of flats.
The Vulcan Arms, in St Thomas Road, just a stone's throw from the former home of Derby County, closed its doors back in spring, and now the vacant property could be the new site for seven new homes.
The application was submitted by Kandore Properties Ltd on Friday (October 30), which has a registered address in Birmingham, but was previously based in Normanton.
If planning were to be approved, the 1,134 sq. metre premises would have seven parking spaces and 10 cycle spaces, and would provide "market housing" - as opposed to affordable housing or starter homes.
The design and access statement, submitted by Long Eaton's Alan McGowan Architects, says: "The Council has identified a need for additional housing within Derby, which should weigh in favour of the proposed residential use.
"However, the loss of the public house as a community facility requires specific justification and is addressed through the planning submission and the attachment of a viability report of the former public house premises."
It continues: "This application seeks approval for the change of use of the building from [a] drinking establishment to Class C residential use (seven apartments)
"Each apartment is a one bedroomed apartment for one or two residents. The scale of the building remains unaffected, with a single storey front extension fronting Princes St removed."
It added that the external appearance will be "upgraded" with new double-glazed units and that the large doorway openings onto St Thomas Road would be removed.
A consultation is under way and residents and the public have until November 20 to have their say.
